4 Sale Realty, Inc. is a Real Estate brokerage company serving Chicago Illinois and all of its suburbs. All of our agents work out of their own home.

I am looking for people that want to get their Real Estate license in Illinois. I will sponsor you.

Since all of my agents work out of their own homes, you don't need to live in any specific area. The Multiple Listing Service of Northern Illinois (MLSNI)  runs from Indiana to Wisconsin and from Lake Michigan out to Rockford. It covers a lot of ground. Actually, it is one of the largest MLS systems in the country. That means that you can live just about anywhere in Northeastern Illinois and sell real estate out of your home while working with 4 Sale Realty, Inc.   I am also specifically looking for one agent in any of the other Realtor Associations in the rest of the state.  It is my goal and intention to establish a statewide company.  I plan to open up several branch offices in the various other locations of Illinois.   The branch office can be in your home.  At the bottom of this page is a rough list of the other areas of the state that I am considering expanding into along with a few more details of what I am looking for. 

I offer:

  • A generous commission split starting at 70/30 in your favor.
  • A progressive program to increase your commission split after every 5 deals up to 98% in your favor. Lifetime cumulative - No anniversary knock downs.
  • No "floor time" (work from home).
  • No pressure (but full support).
  • NO QUOTAS (One deal or no deals, no problem).
  • And, no extra office fees (except what you generate to promote yourself and the MLS/Realtor dues).
  • The opportunity for you to join one of at least three Realtor Associations depending on your location (MORe, NSBAR, RANWC).

Also:
I will refund your school tuition if you close a deal within the first year.

Your first set of cards will be free. (If you email me your address, I will send you my card)

If you sell your own property, you do not pay the office any commission. You only need to pay out the cooperative brokers commission. But, this still will count as a deal towards your next commission split increase.

If you bring someone to the company I will increase your commission to the next tier.

We are a member of two multiple listing services. Multiple Listing Service of Northern Illinois (MLSNI) and a second one called MAP.

We are members of three local Realtor Associations.  You can choose the one that you prefer to join.  Main Street Organization of Realtors (MORe), Realtor Association of NorthWest Chicagoland (RANWC), North Shore - Barrington Association of Realtors
(NSBAR).

We are a HUD approved broker. (More income opportunities selling foreclosed HUD properties)

What I have to offer is perfect for the person that prefers to work at their own pace. A person that doesn't want to have someone breathing down their neck if the sales aren't there. A self starter. Someone that likes to be free and creative. And, someone that likes helping people and wants to make good money for that service.

With the advent of the Internet, all of the MLS listings and all of the HUD listings are available right on your home computer. You have the advantage of: No commute, flexible hours, great income potential, and the opportunity to spend time with your family all while you are building a great career with unlimited income potential.

What do I need to do to become a Realtor?

The first thing you will need to do is take a 45 hour real estate class. There are several running and I can help you find the right one for you. There are even home study classes and online classes available. You will need to pass that 45 hour class.

Then, you will need to pass the State of Illinois real estate license test. Once you pass the State test, you can work with buyers or sellers anywhere in Illinois immediately as long as you are sponsored.

The third step is to join the National Assn. of Realtors (Then you can call yourself a Realtor). To join you will need to go to the local Association office of your choice either in Downers Grove, Arlington Heights, or Northbrook  and take an orientation class. By signing up for the MLS you are gaining access to the homes that are available. Without the MLS, it is very difficult to find properties for your buyers. And, for my agents, it is an essential tool for selling properties that you list.   Also, unfortunately, it is not optional if you work for this company. You will want to check with each Realtor Association that we belong to.  Each has their own fee structure for joining.  Each will let you know all the fees associated with getting started. However, I can tell you; whatever fees you incur in getting started, you will usually recover them (and more) with your first transaction. The rest is for you to spend as you choose.

Once you are a Realtor and have signed up for the MLS. That's it. As Frank Sinatra said, "Start spreading the news.". Start your personal promotions. Let everyone know your new career.

Here is a link to all of the Realtor Associations in Illinois.  www.illinoisrealtor.org  And, here are the links to the three local associations that we currently belong to:  MORe , NSBAR , RANWC .  As I mentioned earlier on this page, I am specifically looking for agents in Southern, Central, and Western Illinois (and most places in-between).  I want to set up a branch office in these various areas.  You, as the sole agent in that branch office, will need to join that specific local Realtor Association.  You will NOT need to join one of the Chicago area associations.   Some of the areas that I am specifically looking for are:  Rockford, Galena, Champaign, Bloomington/Normal, Springfield, Danville, Decatur, DeKalb, St. Louis area (Illinois side), Quincy, Quad Cities (Illinois side), and Peoria.  If you did not see your area in that list, please call or email me.  I still might be interested in sponsoring you.
